Interest in warehouses from 5 to 10 thousand square meters fell by 44% year-on-year, to 89.9 thousand square meters. meters. At the same time, the demand for blocks with an area of 10-15 thousand square meters is growing. According to the results of the first half of 2025, demand for them increased by 8.5%, to 105.9 thousand square meters. meters.

Viktor Zaglumin, co-founder and partner of Bright Rich | CORFAC International, says that the high cost of debt financing forces businesses to reduce costs, including the maintenance of logistics infrastructure. As a result, companies began to optimize the space, which led to an increase in demand for small blocks. At the same time, the demand for large warehouse sections has decreased due to a decrease in the activity of marketplaces, which mainly conclude point-to-point transactions in the Moscow region to improve logistics efficiency.
