The rate of warehouse commissioning in Russia has approached an absolute record
By the end of 2025, the volume of commissioning of warehouse real estate in Russia may reach 7.8 million square meters, which will exceed last year's figures by 1.7 times and reach an absolute record. This was reported to Stroygazeta by Nikoliers.
Experts say that this result is still due to the high activity of marketplaces and grocery chains, which continued to develop high-quality logistics infrastructure throughout the country, concluded large BTS deals and announced their own construction of warehouse facilities.
Against the background of the growth in the commissioning of new projects in Russia, there is an increase in the provision of warehouse space – in the first half of 2025 it increased by 4% to 341 square meters per 1,000 people, and by the end of the year, with the implementation of all plans, the indicator may increase by another 12% to 381 square meters per 1,000 people.
The regional leading cities in terms of the expected size of commissioning this year are Novosibirsk (386 thousand square meters) and Omsk (377 thousand square meters).
According to the results of the first half of 2025, the total volume of commissioning of high-quality warehouse facilities in Russia amounted to 2 million square meters, which is also a record.
Viktor Afanasenko, Regional Director of the Nikoliers Warehouse and Industrial Real Estate Department, says that in the first half of 2025, the share of BTS projects in the total volume of warehouse real estate commissioning was 68%, confirming their leading position in the market over the past six years. At the same time, due to the intensification of construction in previous periods (in particular, in 2024), there is a record volume of commissioning of speculative warehouses. Developers announced the commissioning of 3.1 million square meters. m of high-quality speculative space throughout Russia, of which about 20% is accounted for by logistics real estate (LI) projects. Developers from other market sectors are also showing great interest in this segment. Thus, subject to the implementation of all plans, the total volume of high-quality warehouse space in the country will exceed 50 million square meters. It will reach 56 million square meters by the end of the year."
